Firstly we need to produce design plans and gain all the necessary approvals, the majority of conversions do not need planning permission but all require compliance and approval under the building regulations. We will arrange for all of this aspect of the project.
Once planning and building control approvals are agreed the works can commence.
The first stage for us is to set up site and prepare for the works to be completed, this will include the erection of scaffolding, delivery of our welfare facilities such as chemical toilet and container. These items will be positioned carefully and methodically for the works and to minimise disruption.
Delivery of all the necessary materials for the conversion will be made.
The scaffold is erected and we access the loft space via the outside, with no disturbance to your everyday living for the early stages of the works.
We install the structural floor and supports to enable part of the existing structure to be removed and reconfigured to allow for the room space.
Whilst the internal works are progressing as are the external finishes and weathering.
We pay careful attention to detail to match existing finishes where required and all finishes are completed with precision to ensure weather tight finishes which are aesthetically pleasing.
Once the structural works are complete the finishes start to be applied, this after the insulation consists of plastering and joinery to finish the space to the same standards as your main house, the joinery will all be carefully detailed to match where required. Bathrooms will be fitted and tiles installed. The space is now taking shape.
By this stage we will be ready to install the staircase, this will now involve working in your existing space and will be slightly more intrusive than the works so far.
We will make sure this element of the work does not cause any inconvenience so planning and communication is essential at this point. The stairwell will be formed which will already have been trimmed out within the loft structurally.
The staircase will arrive from our joinery supplier and will have been purpose made for your project to your specific requirements.
This stage will take around a week to install and complete the stairs. During this time additional plastering will also be completed.
Joinery items will follow this stage including, doors, ironmongery, skirting boards and architraves.
Some types of conversion involve upgrades to the existing doors which if needed will be completed in a sympathetic way to the existing style and period of your home.
Nearing completion the space is almost ready for you to enjoy.
At completion stage we will provide a comprehensive cleaning program of the new space and fittings that have been installed. All the facilities and site set up items that have been positioned externally will now be removed and your property will be left as we found it - just with a little extra space|
